If you’ve been keeping an eye on property news lately, you may have heard about the issues surrounding Typlex 1050 polybutylene plumbing pipes. At Hanson Property Settlements, we want both buyers and real estate professionals to feel informed and prepared—especially when something like this could affect the value, safety, or saleability of a property.
Let’s break it down.
What are Typlex Pipes and Why the Concern?
Typlex 1050 pipes were installed in around 12,000 to 15,000 WA homes built or renovated between mid-2017 and mid-2022. These pipes have been linked to plumbing failures including leaks and water damage, and in some cases, full re-pipes have been needed.
Builders involved include a number of well-known companies such as BGC (Australia) Pty Ltd, Ventura Home Group Pty Ltd, and others. Some builders are participating in a government-backed Industry Response Program to help homeowners fix the problem.
If You’re Selling or Buying – What to Ask
Whether you’re a seller, buyer, or agent, it’s important to ask the right questions:
- When was the property built or last renovated?
- Was plumbing work involved?
- Have there been any leaks, unexplained water bills, or water stains?
- Has the builder addressed or acknowledged any issues?
If a seller knows their property has Typlex pipes, this must be disclosed. Even if they’re unsure, but the timeline fits, we recommend flagging the possibility to potential buyers.
What’s Being Done About It?
If the builder is part of the Industry Response, a staged remediation process is available. It starts with leak repairs and pipe replacement in key areas, and escalates to a full home re-pipe if needed—at no cost to the homeowner. Some support even includes covering temporary accommodation if major works are required.
If the builder isn’t participating, the homeowner can lodge a Building Service Complaint, and the complaint window has been extended to 15 years after installation.
There’s also a free leak detection unit available for all WA homes with Typlex pipes—an important safeguard to minimise damage.
What Does This Mean at Settlement?
- For Sellers: Be proactive. If your home fits the timeframe, gather as much info as you can. Consider whether your builder is part of the Industry Response program.
- For Buyers: Ask questions and check disclosures. If Typlex pipes are involved, understand your rights to remediation under the current government and industry support.
- For Agents: Help your buyers and sellers navigate this with clarity. This is a material fact that should be disclosed when known—or flagged when possible.
